Foundation Repair
We fix the foundation problems most homes actually have: leaking cracks, crumbling block and stone walls, and water getting in. If yours turns out to be structural, we’ll tell you straight when you need an engineer.
Foundation Repair Services
Most foundation trouble we see is water or worn-out mortar, and both are fixable without lifting the house. Here’s the work we take on, with a page on each.

Some foundation problems are structural, and those need an engineer’s eyes before anyone picks up a tool.
We’re masons and waterproofers. We don’t design structural repairs, install wall anchors or underpin houses, and we won’t pretend otherwise. These are the signs that make us stop and recommend an engineer:
- A wall that’s bowing, leaning or pushed in, often with a horizontal crack
- Cracks wider than about a quarter inch, or one side sitting proud of the other
- Cracks that keep growing between visits
- Doors upstairs that suddenly stick, or floors that have started to slope
- Plans to lower the basement floor or underpin the footings
Most of the time the news is better: a shrinkage crack, washed-out mortar or a failed drain that we can fix directly. Once an engineer has a plan, we’re glad to handle the masonry and waterproofing side of it. Not sure which you have? Read about which foundation cracks actually matter.

How We Handle Foundation Repair

1. Look Before Quoting
We check the wall from both sides, trace the water and measure any cracks, then tell you plainly whether it’s ours to fix or an engineer’s.
2. Itemized Written Quote
Each repair is priced on its own line, so you can see what injection, repointing or excavation costs and phase the work if you need to.
3. Do the Repair
Injection, repointing, block or stone repair, or excavation and membrane. Our WSIB-compliant crew handles it start to finish.
4. Walk It With You
We clean up, show you what we did and what to keep an eye on, and put the warranty in writing.
What Foundation Repair Costs
Foundation work varies more than most trades, so treat these as ballpark ranges for southwestern Ontario rather than a quote. Your actual number comes as a free written quote after we’ve seen the wall. For cracks specifically, see our foundation crack repair cost guide.
Crack Injection
About $500–$1,500 per crack. Covers most leaking cracks in a poured wall, done from inside.
Repointing a Block or Stone Wall
About $3,000–$10,000 per wall. Bigger walls and deeper erosion sit at the top end.
Exterior Waterproofing
Often $5,000–$15,000 for one problem wall: excavation, wall repair, membrane and drainage.
Structural Repairs
Set by the engineer’s plan. Bowing walls and underpinning are a different scale of job, and we’ll refer you.

Foundation Repair FAQ
Straight answers on foundation repair around Paris, Brantford and SW Ontario.
What is the average cost of repairing a foundation?
For the repairs we see most, plan on about $500–$1,500 to inject a leaking crack and $5,000–$15,000 to excavate and waterproof a single problem wall. Repointing a block or stone wall usually lands between the two. Structural repairs designed by an engineer are priced differently again, and any quote from us is free and itemized.
Is it worth fixing a foundation?
Yes. Water and loose mortar only get worse, and a small repair now costs far less than a wet basement, a failed wall or a home inspection that scares off a buyer. The trick is fixing the actual problem, not the scariest-sounding one.
Can I repair a foundation myself?
Small things, yes; anything leaking or moving, no. Fixing downspouts and grading, or sealing a dry hairline crack, is fair game for a handy homeowner. A crack that leaks needs full-depth injection, and anything bowing or widening needs an engineer before anyone touches it.
What is the best time of year for foundation repair?
Late spring through fall for anything outside, when the ground is workable and mortar cures properly. Interior crack injection can be done any time of year, so a leak you notice in winter doesn’t have to wait.
How do I know if a foundation crack is structural?
Horizontal cracks, bowing walls and cracks wider than about a quarter inch are the ones to take seriously, along with any crack that keeps growing or has one side sitting out past the other. Thin vertical cracks in poured walls are usually shrinkage, and those are about water, not strength.
Do you fix bowing walls or do underpinning?
No. Bowing walls and underpinning are structural work that has to be designed by an engineer. We’ll tell you honestly when you’ve reached that point, and we’re happy to handle the masonry and waterproofing once there’s an engineered plan.
Do you repair stone and block foundations?
Yes, and they’re a big part of our work around Paris and Brant County. Block walls get repaired and repointed where the joints have opened up. Fieldstone and rubble walls are repointed in lime, not hard cement, and our stone foundation repair page explains why.
What Homeowners Say About Our Foundation Work
4.9 ★ on Google from 70+ Google reviews. A few from homeowners who called us about cracks, leaks and block walls.
I had a few other people out prior to meeting Dave and got a wide range of solutions and costs. Dave explained in great detail my situation and that I should not be worried. He returned the very next day to repair the cracks via injection at a very reasonable price.
I worked with David to repair a block foundation leak, and compared his services with a major restoration and repair company. David offered superior knowledge and customer service skills, as well as extremely competitive pricing and the ability to work with my schedule and job parameters.
They dug back the soil from the foundation and began repairing the cement blocks. There was a lot of missing grout. Instead of just fixing the cracks and missing mortar, Dave and his crew did all of the decorative blocks and replaced all of the grout. He matched the grout perfectly to the brick.
